Who We Work With

We are not a volume renovation company.

We tend to work best with clients who:

• Have secured, or are under contract on, a property in Japan
• Are aligned with realistic renovation budgets starting from ¥15M
• Intend to begin within the next 6 to 12 months
• Are looking for a full design and build service
• Genuinely value craftsmanship and architectural detailing

If you’re simply after a low-budget or cosmetic refresh, we’re probably not the right fit.

Renovating Property In Japan Requires Architectural Precision

Renovation in Japan is rarely a straightforward cosmetic upgrade. Traditional timber structures, seismic compliance requirements and environmental conditions demand informed architectural oversight from the outset.

Many Japanese homes require:

  • Careful assessment and reinforcement of existing timber frames

  • Seismic strengthening to meet current regulatory standards

  • Moisture management strategies that maintain structural breathability

  • Thermal performance upgrades

  • Full replacement or integration of modern electrical and plumbing systems

  • Skilled carpentry and custom joinery aligned with the building’s original character

In heritage properties especially, cosmetic work alone is seldom sufficient. Structural upgrades and service improvements often form a significant portion of the overall investment.

Experience is critical. A poorly executed renovation can compromise integrity, reduce long-term value and disrupt the architectural language of the home.

Architect-led oversight ensures technical clarity, regulatory compliance and material discipline, delivering a result that respects the past while performing to contemporary standards.
